Why Mold Develops in BC Attics

Mold needs three things to grow: moisture, organic material, and the right temperature. Attics in the Lower Mainland provide all three in abundance. With over 1,200mm of annual rainfall and mild winter temperatures, Vancouver and the Fraser Valley create ideal conditions for mold growth that many other regions in Canada simply do not experience.

The primary cause of attic mold is moisture from inside the home rising into the attic through air leaks, improperly vented bathroom fans, and inadequate vapour barriers. When this warm, humid air meets the cold underside of the roof deck, it condenses. The resulting moisture feeds mold colonies on the plywood sheathing, rafters, and insulation.

Signs of Attic Mold

Attic mold can develop for months or years before a homeowner notices it. Because most people rarely enter their attic, the problem often advances significantly before discovery. Early detection is critical — the longer mold grows, the more difficult and costly it becomes to address.

  • Dark staining on roof sheathing — Black, grey, or dark green discoloration on the underside of the plywood roof deck is the most common visible sign of attic mold.
  • Musty odour — A persistent musty or earthy smell when you open the attic hatch, even if you cannot see visible mold.
  • White fuzzy growth — White mold on wood surfaces in the attic, often mistaken for frost or efflorescence.
  • Wet or damp insulation — Insulation that feels damp, is discoloured, or has visibly clumped together from moisture absorption.
  • Water stains on ceilings below — Stains on the top-floor ceiling can indicate condensation or moisture issues in the attic above.
  • Allergy symptoms worsening indoors — Mold spores can travel from the attic into living spaces through air leaks, aggravating respiratory issues.

Prevention Through Ventilation & Air Sealing

The most effective approach to attic mold is preventing the conditions that allow it to grow. Rather than treating mold after it appears, we focus on eliminating the moisture sources and improving airflow so mold cannot establish itself in the first place.

  • Air sealing the attic floor — Sealing gaps around lights, plumbing penetrations, wiring holes, and the attic hatch stops warm, moist indoor air from entering the attic.
  • Proper bathroom fan venting — Ensuring all exhaust fans terminate outside the building, not in the attic, eliminates the largest single source of attic moisture in most homes.
  • Ventilation upgrades — Adding or improving soffit vents, ridge vents, and roof vents creates continuous airflow that carries moisture out of the attic before it can condense.
  • Insulation upgrades — Proper insulation levels reduce the temperature differential that causes condensation on the roof deck.
