Signs of Improper Bathroom Venting

Many homeowners have no idea their bathroom fan is venting into the attic until visible damage appears. During every attic inspection, we check exhaust fan routing and termination. Here are the warning signs that suggest your bathroom venting needs attention.

  • Duct terminates in the attic — The most common issue. The flexible duct from the fan simply ends in the attic space with no connection to an exterior vent.
  • Disconnected duct — The duct was originally connected to a roof or wall cap but has come loose, often from wind or settling.
  • Moisture stains on ceiling — Water stains or bubbling paint on the bathroom ceiling or the ceiling directly below the attic can indicate condensation issues.
  • Mold near the bathroom area — Dark spots on attic sheathing directly above the bathroom are a strong indicator of moisture dumping.
  • Frost on roof sheathing — In winter, moisture from an improperly vented fan freezes on the underside of the roof deck, then drips when it thaws.
  • Musty smell in the attic — Persistent dampness creates a musty odour that is often noticeable when you open the attic hatch.

  • New exhaust fan — If your existing fan is undersized, noisy, or failing, we install a quality replacement rated for your bathroom size (minimum 50 CFM for most bathrooms).
  • Insulated rigid or semi-rigid ducting — We replace flexible plastic ducting with insulated rigid or semi-rigid ducts that resist condensation and maintain airflow.
  • Proper exterior termination — The duct is routed to a roof cap or wall termination with a damper that prevents backdrafts and keeps weather out.
  • Sealed connections — Every duct joint is sealed with foil tape to prevent air leakage along the run.
  • Slope for drainage — Ducts are installed with a slight slope toward the exterior to drain any condensation that forms inside.

The BC Building Code (Section 9.32) requires all bathroom exhaust to terminate outside the building envelope. If your fan vents into the attic, it is a code violation that should be corrected.
